Site Preparation

 

  • Cut and remove all trees and remove stumps in driveway, foundation area, deck and/or concrete pad around house. WE WILL NOT BURN ANY DEBRIS ON YOUR PROPERTY.
  • Dumpster Service will be on site.
  • Excavate land for house foundation. Backfill and upgrade with on site materials.
  • Driveway to be up to 12’ x 75’ surfaced with shale stone – double application and paved STANDARD (weather permitting).
  • Rough machine grading approximately 20’ around house. Removal or addition of fill, or materials will be an additional charge.
  • Foundation

 

  • Foundation footings shall be poured concrete 10 x 20” reinforced with steel re-bar, and shall be a minimum concrete mix strength of 4,000 PSI.
  • Foundation walls shall be parged/stuccoed above ground and below grade, and fully coated for moisture resistance below grade.
  • Concrete footers installed under deck supports.
  • In basement applications, basement floor shall have moisture barrier over crushed stone base and 4” reinforced concrete slab, mix strength of 4,000 PSI - Standard.
  • Anchor system, as per code, shall be installed on the top course of the foundation wall.
  • Treated sill plate shall be firmly secured to foundation by anchor system.
  • Insulating sill seal is installed under sill plate – standard.
  • Three 32” x 15½ (nominal) windows will be installed in basement applications.
  • Perimeter drain system – standard.
  • FRAMING

 

  • All lumber to be kiln dried and be “construction grade”.
  • All exterior living space wall framing to be 2” x 6”, at 16” O.C.
  • Floor joists to be 2” x 10”, or larger, at O.C.
  • Roof rafters to be 2” x 8” minimum, or Engineered Framing Member, at 16” O.C.
  • Steel bridging will be used to join floor joists.
  • Flooring to be nominal ¾” tongue and groove system screwed and glued.
  • Roof decking to be 7/16” OSB Board covered with 15# tar impregnated felt.
  • Self-sealing shingles with a Fifty (50) year Manufacturer’s Warranty – Standard.
  • Ice and water shield on roof overhangs – standard.
  • Tyvek House Wrap, or equivalent – standard on all homes.
  • Ridge vents and soffit vents included.
  • Steel I-Beam to be used on certain models

Insulation

  • All exterior wall will have R-19 Insulation. Garage walls to have R-11.
  • First level floors will have R-21 Insulation.
  • R-38 in flat ceilings, R-30 in Cathedral ceilings (all with vapor barrier). R-19 in garage ceilings.
  • Ceiling insulation installed with “proper vents”

Bath / Plumbing

 

  • Quick recovery eighty gallon water heater.
  • All homes shall have three (3) outside hose bibs with frost-free spigots.
  • All Moen washerless faucets – standard.
  • Chrome or Brass Towel / Paper holders for each bath – standard.
  • Shower doors / brass or chrome – standard.
  • Toilets and sinks have individual shut off valves.
  • Bathroom fixtures - Kohler™, as per code. With a variety of color options.
  • Kraftmaid™ Cabinetry vanities (Maple or Oak – standard) with Cultured Marble tops with choice of color.
  • Bath exhaust fan vented to exterior, with light in all baths.
  • Plate mirrors with light bar in baths – standard.
  • AquaPex™ water supply lines.
  • Washer and dryer hookups with venting included.
  • Oil forced air heat or Electric heat pump with electric grid – standard.
  • Central air conditioning is standard.

Kitchens

  • Laminate counter tops with 4” backsplash – standard- many colors to choose from.
  • Stainless steel sink – double or single bowl with sprayer.

  • GE Stainless Steel 21.7 cu. Ft. refrigerator
  • GE Stainless Steel 30” single wall oven > Can be exchanged for stove

200 AMP service – standard. Unless spec’s require higher AMP service – Additional Cost.

  • All copper wiring to outlets and switches – as per Electric Code.

  • Porch lights(Brass Coachman) at all exterior exits.
  • Two outside weatherproof electric receptacles with ground fault circuit interrupters.
  • U.L. approved smoke detector – hard wired and battery back up – on each floor and each bedroom included.
  • Underground Utility Trenches included up to 75’.
  • Interior
  • Wall ½” Sheetrock; glued, screwed, taped, spackled, sanded to a smooth finish, and painted. Washable paint used throughout – 2 coats.
  • All closets shall have Wood shelves, poles, or both.
  • Passage doors to be Wood 6 panel Colonist doors – standard.
  • Painted or stained colonial wood molding – standard- customer choice.
  • All windows and doors trimmed – standard.
  • Carpet to meet or exceed F.H.A. requirements, installed over ½” rebond pad.
  • Vinyl floor covering in kitchen – many colors available.
  • Ceramic tile in all bathrooms – standard.
  • Up to 70 S.F. Hardwood flooring or Ceramic tile for entrance foyer – standard.
  • Garages are finished with insulation and sheetrock and painted – standard               
  • Doors, Windows and Glass
  • Interstate vinyl, Low-Eglass, Argon filled, single hung, double pane-insulated windows with screens, double weather-stripped for weather tightness, manufacturers lifetime warranty.
  • All sliding doors to be vinyl, with thermopane, Low-E argon filled glass and screens.
  • Grids for windows and sliding doors are standard.
  • Exterior doors to be six (6) panel metal insulated doors. Sidelites available at additional cost.
  • Additional Brands available: Andersen™ / and/or Pella™ at additional cost

Septic, Well and Utilities

Because of a variety of circumstances in the area, the cost of work listed below is in addition to the base price of your home, and are more specifically described on your Purchase Order.

    • Elevated sand mound.
    • In ground standard system-gravity fed.
    • In ground standard system – pressure-dosed.
    • Central Water Hook-up / Central Sewer Hook-up.
    • Well up to 250 feet deep and up to fifty ft. of casing.
    • Blasting.
    • Addition of fill material to the site.
    • Removal of excavated material from site.
    • **Water and septic lines up to 75’ are included in the base price of all our homes.
